Tenant Selection Criteria and Cook County Just Housing Amendment

At Mahogany Realty Group, we believe every applicant deserves a fair and transparent opportunity to qualify for housing.
Our screening process follows all federal, state, and local laws, including the Tenant Selection Criteria  and Cook County Just Housing Amendment (JHA).

Step 1: Tenant Selection Criteria


  • Each adult (18 or older) must submit a separate application and screening authorization.
  • Application fee is $39.99 per applicant and is paid directly to RentSpree.
  • Verifiable income generally equal to 3x monthly rent (or per property owner requirements).
  • Acceptable income documents:
  • Two (2) most recent pay stubs
  • Current W-2 or 1099
  • Employment/offer letter on company letterhead
  • Award letter for SSI, pension, or letterhead
  • Housing voucher or assistance approval
  • Self-employed: must show 2 years of documented income (tax returns, 1099s, P&L, or business bank statements).
  • Credit, eviction, and rental history are reviewed in Phase 1.


 Application fees are non-refundable once screening begins.

Step 2: Cook County Just Housing Amendment (JHA)


Mahogany Realty Group follows the Cook County Just Housing Amendment (JHA). Screening is completed in two phases:

  • Phase 1: We review your application, income, rental history, evictions, and credit.
  • Phase 2: If you meet Phase 1 standards, we may complete a limited criminal background review as allowed by law (convictions within the past 3 years only, with an individualized assessment).


Applicants will be notified in writing if additional information is needed.

Step 4: Rental Application + Required Documents


To apply please:

  1. Download and complete the Mahogany Realty Group Rental Application.
  2. Provide a clear copy of a valid government-issued photo ID (driver’s license or state ID).
  3. Proof of Income
    Acceptable income documents:
  • Two (2) most recent pay stubs
  • Current W-2 or 1099
  • Employment/offer letter on company letterhead
  • Award letter for SSI, pension, or letterhead
  • Housing voucher or assistance approval
  • Self-employed: (must show 2 years of documented income (tax returns, 1099s, P&L, or business bank statements).

Incomplete applications cannot be processed.


Step 5: Application Fee & Screening


  • Application Fee: $39.99 per adult (non-refundable once processing begins).
  • Screening Includes: Credit reports and eviction records.
  • Payment Method: Pay securely through RentSpree.


All screening and personal data are processed through RentSpree’s encrypted platform in compliance with the Fair Credit Reporting Act (FCRA).
